Standard / Mandatory Services (included):

  • Weekly property walkthroughs that include thorough exterior, utility, and common area inspections; all safety markers (handrails, sensor lighting, porch spindles, furnaces/boilers, hot water heaters, etc.)
  • 24/7/365 Service Line for all tenants.
  • Management of all tenant issues and conflicts.
  • Rent collection and accounting.
  • Facilitating repairs and maintenance as needed.
  • Coordinating and meeting all Town, City, Insurance, and/or Section 8 inspectors for all building and tenant inspections.

Recommended Maintenance Services (not included):

  • Cleaning services which include exterior litter removal, sweeping & mopping of stairwells and hallways, window and windowsill cleaning, furnace & hot water heater cleaning, basement garbage removal (if necessary), exterior garbage barrel inspections, cleaning exterior doors and apartment doors.
  • Landscaping and seasonal snow removal as needed.
  • Exterior spring cleanup and “makeover”.
  • Painting (if needed) of fencing, poles, common areas including hallways and stairwells, and parking spaces.

Additional Services (optional):

  • New tenant placement (including marketing, all showings, thorough screening, and documentation).
  • Collection and accounting of Security Deposits.
  • Lease renewal for existing tenants.
  • Eviction processing.
  • Full financial management including bill pay and banking – owner has ZERO work to do: fully passive income stream.
