The operations and emergencies of your property are taken very seriously. A 24/7 call and text contact system is in place for all tenants and landlords to communicate all matters pertaining to your property. This system directs messages and calls when our representatives are unavailable to our 24/7 contractors. In the case of an emergency, they will be directed to your property immediately.
EPM conducts regular walkthrough inspections and provides customized cleaning services throughout the property. We have a robust inspection checklist that identifies and tracks any changes and/or damages to the property including safety and security markers. Additionally, our thorough cleaning services include common areas and outside grounds.
Any tenant noise complaint will result in management intervention, including a written warning to the offending tenant. Evolution is restricted by the terms of all initial leases provided by the property owner until expiration. All lease renewals issued by EPM stipulate that multiple noise violations (as defined by the municipality noise ordinance code) shall be grounds for lease termination. Thorough tenant records are maintained, including reports and violation tickets issued by local authorities.
Typically, smaller properties such as three-unit and six-unit buildings require tenants to bring their designated garbage bin out to the curb for the municipality’s weekly curbside pickup. Larger sized apartment buildings typically utilize on-site dumpsters. Tenants are responsible to place their garbage in the dumpster; the contracted waste management company removes the contents on a weekly basis. We conduct regular walkthroughs of property grounds, checking for cleanliness and safety markers. Garbage barrels and/or dumpsters are inspected for lid closure and garbage overflow. Corrective actions are taken as needed.
We maintain a robust contractor roster as well as several on-call emergency contractors to ensure all repairs are conducted in a timely manner. Owners can set a budget to avoid “permission” calls for minor repairs. In the event of a repair exceeding their specified budget, the owner will be notified to make the appropriate decision on how to proceed.
